The Village of Estero Is Breaking Ground — And It Changes Everything About This Corridor

A walkable town center is coming to Estero. Here is what it means for luxury property values in Bonita Springs and Estero right now. ✨

There is a moment when a community stops growing and starts transforming. When the infrastructure catches up to the lifestyle. When the vision that drew people here becomes something you can actually walk to.

Estero is in that moment right now.

Construction has officially commenced on The Village of Estero, one of the most significant mixed-use developments in Southwest Florida history and for anyone watching the luxury market in this corridor, the implications are worth paying close attention to.

What Is The Village of Estero?

Situated at 23281 Lyden Drive on Highway 41 directly across from Coconut Point, The Village of Estero is a master-planned walkable town center that will fundamentally reshape how residents of this corridor live, shop, dine, and move through their community.

The project is led by FRP Development Corp in partnership with Woodfield Development and is backed by an $81.5 million construction loan from Santander Bank, a significant institutional commitment that reflects genuine, long-term confidence in this market.

Phase 1, which is currently under construction and led by general contractor Brooks and Freund, will deliver 296 apartment homes in a mix of three and four-story residential buildings alongside 30,000 square feet of retail space, with residential units anticipated to deliver in the third quarter of 2027.

When fully complete, the vision expands to approximately 600 apartment homes, 80,000 square feet of retail space, 20,000 square feet of office space, and a boutique 190-room hotel. Creating a true live-work-play destination at the heart of one of Southwest Florida's fastest-growing communities.

Designed by Dover Kohl and Partners. One of the country's most respected master planning firms known for creating authentic, human-scale communities. The Village of Estero will bring together residential, retail, office and hospitality uses in a way that this corridor has never had before.

The Residential Amenities

The residential buildings will feature a collection of indoor and outdoor amenities that rival the finest addresses in Southwest Florida. Resort-style pools and sun decks with private cabanas. Outdoor grilling areas. Club and entertainment spaces. A private dining room. A gaming lounge with a golf simulator and billiards table. Coworking facilities. A state-of-the-art fitness center. And a sky lounge overlooking the community's central park.

This is not standard multifamily development. This is a lifestyle community built for a population that expects excellence in every dimension of how they live.

The Location Could Not Be More Strategic

Village of Estero sits directly across from Coconut Point. A major open-air lifestyle destination encompassing approximately 1.2 million square feet of retail, dining and entertainment with more than 125 stores including Apple, Target, Tommy Bahama and Barnes and Noble. The destination features restaurants including Ruth's Chris Steak House, South Fork Grille, Rodizio Grill and Joe's Fresh Catch.

Add exceptional regional connectivity via US 41 and Interstate 75. Providing direct access to Naples, Fort Myers, and the broader Southwest Florida region and the location story is complete.

Why This Matters for Property Values

The connection between walkable, amenity-rich town centers and surrounding luxury property values is well established. When a community invests in infrastructure that makes daily life more beautiful, more convenient, and more connected, the properties surrounding it respond.

Consider what Coconut Point has already done for this corridor. Now imagine a full walkable town center directly across the street, with restaurants, boutiques, office space, a hotel, and hundreds of residents creating a permanent, vibrant population that activates the streetscape morning through evening.

For buyers considering The Colony, Miromar Lakes, Bonita Bay, and the surrounding communities, this development adds one more compelling dimension to an already extraordinary lifestyle proposition. For sellers, it is one more data point that supports the long-term trajectory of values in this corridor.

As Todd Jacobus of Woodfield Development described it. This project will deliver much-needed housing and new shopping and dining offerings, followed by future office space and a boutique hotel, creating a vibrant destination designed to serve the community for years to come.

The Bigger Picture

The Village of Estero does not exist in isolation. It is part of a broader pattern of investment and transformation redefining Bonita Springs and Estero right now.

The Ritz-Carlton Residences Estero Bay is welcoming its first residents on 500 acres of protected waterfront preserve with prices from $3 million to $17 million. The Bonita Bay Club's $110 million clubhouse transformation is underway. Infinity at The Colony opened in February 2026. Barneys New York is coming to Naples Bayfront. Two Michelin-recognized restaurants have put Downtown Bonita Springs on the global culinary map.

And now a master-planned walkable town center with hundreds of homes, 80,000 square feet of retail, office space, and a boutique hotel is breaking ground in Estero.

Every one of these investments is a vote of confidence in this corridor. And they are all happening simultaneously.

What This Means for You

If you are a buyer who has been considering Estero or Bonita Springs, this is the kind of infrastructure investment that rewards those who move early. The buyers who purchase in a community before its transformation is fully realized are the ones who look back and know they timed it right.

If you are a seller in this corridor, the story you can tell a prospective buyer has never been richer. The lifestyle here is not static. It is actively getting better. And the Village of Estero is the most tangible proof of that yet.

I have watched this market evolve for 26 years. And the pace of transformation happening right now across Bonita Springs and Estero is genuinely unlike anything I have seen in my career.

If you would like to talk through what all of this means for your specific situation. I would love to connect. 🤍

Luxury Travel Architect

Travel, for me, is an art form—an exquisite interplay of elegance, authenticity, and discovery. My personal style is rooted in refined luxury. Yet, it’s the soulful moments—the whispered secrets of a hidden treasure, the warmth of a local artisan’s story, the taste of a centuries-old recipe—that transform a journey into something unforgettable.

I gravitate toward destinations that offer more than beauty—they must evoke a strong emotional response. The accommodations I select are never places to stay; they are sanctuaries of style and substance. Whether it’s a historic villa overlooking the Amalfi Coast or a contemporary hideaway in the heart of a distance land, each property must reflect a harmonious balance of indulgence and intimacy, sophistication and soul.

Gourmet dining is a given, but my true joy lies in the unexpected: a family-run trattoria with no menu, a rooftop mezze feast under Moroccan stars, a cooking class led by a grandmother who measures with memory. These are the moments that linger.

As a luxury travel advisor, I bring a discerning eye and “infectious enthusiasm” to every itinerary. I transform the stress of planning into a seamless experience—curating journeys that are intentional, immersive, and impeccably executed. My clients don’t just travel; they immerse themselves in the story of a place, returning with memories etched in emotion and narratives that elevate their worldview.

Because loving the lifestyle means embracing the extraordinary—at every turn, in every detail, one destination at a time.
